Land Development

The development of land is a process which does not need to be complicated. With the right knowledge, tools, and experience, you too can benefit hugely from what planners call “upzoning.” Upzoning is the process of rezoning land to a higher density use, for example rezoning a lot for a single family home to one for multiple family use, like town homes.

You might be asking yourself “Am I able to rezone my property?” The capacity to rezone land depends on where your land is, what the Official Community Plan (“OCP”) for your city says, the use of land nearby, as well as a large number of other factors. Pacific Western can help you answer this question and take your property through the entire rezoning process.

The rezoning process is fairly similar no matter where your property is located. Most cities and municipalities have a set process for rezoning property which we can explain to you, and discuss how your plans fit into that process. Attending meetings with municipal staff, consulting with neighbors or other members of the public, and performing presentations to City council members are all a part of the process.
